PROPERTY ACCOUNTANT
Maxco INC is a well-established asset management company with over 20 years, operating and managing the grocery anchored shopping centers in the U.S. The company is seeking a competent Property Accountant who will grow as the company expands its operation territories.
The PA works full or part time at the main office in the City of Cerritos. The scope of work follows below.
1. Tenant and Vendor Coordination
• Tenant Communication and Follow-up of Maintenance Needs
• Vendor Communication and Follow-up of Correctional Works
• New Vendor Selection
2. Lease Contract Implementation
• Lease Enforcement and Extension
• Existing Tenants Retention
• New Tenant Recruit
3. Rental Collection
• Unpaid General Ledger Update
• Eviction Process
4. Daily Maintenance Follow-up (With Site Manager)
• Conducting Weekly Inspection by Site Manager
• Conducting Weekly Conference with Site Manager (Janitor)
• Landscaping, Sweeping, Pressure Washing, Lighting, Security
5. Account Receivable QB
• Oversee Rental Collection
• Collect Late Payment
• Update Base Rent Roll
• Release Monthly Invoice
6. Account Payable QB
• Creating Payment List Sheet
• Mail the Checks to Vendors
7. Bank Reconciliation
• Compare Bank Book vs Quick Book
• Rental Income and Vendor Payment
• Generate Reconciliation Report
8. Yearly CAM Reconciliation
• Generate Yearly Income and Expenses
• Identify Tenant Share by Occupied Portfolio
• Generate Next Year Tenant CAM Share
9. Office Maintenance
• Message Collection
• Maintain Neat & Clean Environment
10. Assist Asset Manager (Need Base)
• Staff Supervision
• Preventive Maintenance
• Roof-HVAC-Asphalt-ADA
• Upgrading Building
11. Number of Hiring
• 1 Senior Property Accountant - (10 years or More Exper.) $70,000 to $80,000 Per Year, Full / Part Time.
• 1 Junior Property Accountant - (2 yr or More Exper.) $50,000 to $60,000 Per Year Full / Part Time.
• College Degree in Finance, Accounting, Business Administration Preferred.
• Competent Verbal and Written Communication Skills
• Solid Attention to Detail, High Accuracy, Problem Solving
• Computer Skills, Quick Book, Excel, MS Office.
• On the Job Training Available
