현재 운영하고 있는 비즈니스 관련하여 early termination 이 가능할지 / 아니면 sublessor 와 어떻게 얘기하면 좋을 지 문의 드립니다.
1. 원래 다른 분이 가지고 있던 계약을 제가 transfer / 인수 하여 운영하고 있습니다. (구조가 Landlord 가 있고 Sublessor 그리고 저희가 sublessee 입니다)
2. 계약은 내년 2024/2월 까지고 비즈니스 운영하기가 힘들어 early termination 을 할 수 있는지, 거기에 따른 penalty 나 아니면 남은 계약기간까지 adjusted rate로 운영 할 수 있는지 얘기해 볼 수 있는 부분인지요?
3. 계약서상 Termination Notice 에는 이렇게 명시되어 있습니다. Sublessee’s tenancy will terminate on the date specified in Section 1 above (2024/02), unless Sublessor and Sublessee sign another written agreement prior to the end of tenancy providing for an additional period of tenancy. Sublessee is not responsible for finding a replacement upon the termination of his/her tenancy.
4. 다른 질문으로는, 계약서상 저희 비즈니스 이름이 business license certificate과 다르게 표시 되어 있습니다. Business 를 terminate 할 시 저희가 피해를 입을 수 있나요?
