12월에 산타모니카 학교를 가게되어 룸 렌트를 알아보고 있는 학생입니다. 한국에서 미리 알아보느라 인터넷으로 확인을 하고 있고, 적당한 집을 찾게 되었습니다.
아직 시간이 있어 room secure를 위해 계약을 먼저 하자고 하는데, 제가 현지에 있지 않고 처음 하는 계약이라 여러가지 문의 드립니다. 1) 계약서상의 Landload가 적법한지등 확인할 방법을 찾고 있습니다. 다른주는 온라인으로 세무신고등 확인한다고 하는데 캘리포니아는 적법한 집주인인지를 어떻게 확인할 수 있나요? 2) 그리고 메일에 따르면 집 명의는 아버지 이름으로 되어있는데 어머니가 관리를 하니 어머니한테 송금하라고 하는데 주인한테 송금해야 하는게 아닐까 싶은데, 계약서상에 이 부분을 명시하면 집 명의자가 아니라도 렌트비를 송금 받을 수 있나요? 3) Bank Deposit 의 의미가 에크로스 같이 확인 후 송금하는 형태인가요? 메일 내용 카피 드립니다. 감사합니다.
